We’re with you all the way, right up until the property purchase process is completed and a successful outcome is achieved.

The Complete Package
Let us at Tablelands Property Find represent your best interests in all aspects of the property buying process.
1. Client Brief - First we establish your desired property upfront, by conducting a detailed consultation between us and you. It is essential that we understand exactly what it is you are looking for and go over all pertinent property details with you. Relevant details, such as budget parameters, required proximity to amenities and services, investment potential, financial goals and choice of lifestyle are all covered.
Here at Tablelands Property Find, meeting your requirements is important to us, so once your selection criteria has been established, we will then advise you on your options. There may be times when what you are looking for is either not currently available on the market or not realistically achievable. When this happens, we will then reassess the selection criteria, so as to ensure that the property required can be found and on a budget that you are willing to pay for. By doing this early in the process, it can avoid both frustration and disappointment for our valued clients.
2. We then conduct a thorough search of properties available within the Tablelands Region market, looking for both listed and unlisted opportunities. Being a local to the Far North Queensland Tableland’s, has enabled us to build up a network of contacts. Quite often we are informed of properties that are coming up for sale (quiet sales), well before they hit the local market.
3. We then inspect and critically evaluate the selected property, ensuring that it meets your selection criteria. You are provided with a detailed inspection report and once we have conducted a thorough research on the selected property, a market appraisal will be made available to you.
4. Once it has been established that you are happy with the selected property, the negotiation phase commences. Having conducted the required market research, we now have a realistic estimate of the property’s true market value. We can then enter into negotiation (or bid at auction) on your behalf fully prepared, securing the property for the lowest possible price and under the most favourable terms and conditions.
5. Under your instructions, we will co-ordinate all associated documentation relevant to the contract and oversee the property purchasing process right through to settlement. This includes liaising with your chosen solicitor or conveyance firm, attending the building and pest inspections, as well as carrying out a pre-settlement inspection on the property. We can also recommend and liaise with other property associated professionals on your behalf, such as mortgage and insurance consultants and builders. For investors, a recommended local and trusted property manager will be appointed to manage your valuable asset.
6. Finally, it will be a pleasure for us here at Tablelands Property Find, to be able to hand over the keys to your new property, once settlement has successfully taken place.
Follow on Package
Once you have found the property you desire, let us at Tablelands Property Find do the rest. Our services for this package include:

Auction Bidding
Some clients may be inexperienced or apprehensive when it comes to auctions and others may just want to remain anonymous for their own personal reasons. Either way, we can bid on your behalf, maximising your chances of success on the day.
All relevant pre-auction searches, inspections, reports, documentation and if required, building and pest inspections will be carried out. On auction day, we will register to bid on your behalf and if the property doesn't sell we can then negotiate with the selling agent on your behalf, if required.
Tablelands Property Find Fees
Once the PAMD 22a Agency Agreement has been completed, an initial non-refundable ‘engagement fee’ will be payable on commencement of our services. This initial ‘engagement fee’ becomes part of the agreed success fee, upon settlement of the purchased property
Tablelands Property Find operates under a ‘fixed fee’ scale, depending on the value of the property sought. Our fees are much less than the maximum amount set by law under the Property Agents and Motor Dealers Act, Regulation 2001.
Tablelands Property Find is a Real Estate Buyer’s Agency working exclusively for our client, the buyer. We have consciously chosen to keep our fees low when you use our services, so as you may utilise the money and time saved elsewhere.
Our fees may be tax deductable for property investors, however this should be clarified by your accountant or financial advisor, prior to the commencement of the appointment and purchase of property.
